<p data-start="326" data-end="424">Today, the average 30-year fixed rate is hovering near its <strong data-start="385" data-end="424">lowest level in almost three years.</strong></p>
<p data-start="426" data-end="466">What does that actually mean for buyers?</p>
<p data-start="468" data-end="584">On the same home, the average buyer today is paying <strong data-start="520" data-end="551">roughly $330 less per month</strong> compared to this time last year.</p>
<p data-start="586" data-end="636">That's real money back in your pocket every month.</p>
<p data-start="638" data-end="717">But here's the mistake I see people make every single time rates start to drop…</p>
<p data-start="719" data-end="729">They wait.</p>
<p data-start="731" data-end="800">They tell themselves they'll jump in <em data-start="768" data-end="775">after</em> rates go a little lower.</p>
<p data-start="802" data-end="882">And I completely understand the instinct. Everyone wants the best possible deal.</p>

<p data-start="959" data-end="1152">In fact, something surprising already happened recently mortgage rates actually rose in early 2025 even after the Fed cut rates three times in 2024. The opposite of what most people expected.</p>
<p data-start="1154" data-end="1235">That's why trying to time the "perfect" rate often leads to missed opportunities.</p>
<p data-start="1237" data-end="1308">While buyers are waiting on the sidelines, a few things tend to happen:</p>

It's like playing financi</span><span id="moresOWS">al detective long before a penny ever slips your hand!  While the stuffy, technical term is "real estate pro forma," these calculations and formulas are simple ways investors can estimate rental income, factor in expenses, and anticipate projected long-term gains.  And while these pro forma calculations are about as detailed as you can get, there are other general "rules of thumb" newbies investors should keep in mind when perusing properties. </span></p>
<p class="m-0"><span id="moresOWS">Here are four:   </span></p>
<p class="m-0"><span id="moresOWS">1) Location, location, location: Consider factors like desirability, proximity to amenities, and whether it aligns with your target market. A great location can be an investment game-changer, so choose wisely. </span></p>
<p class="m-0"><span id="moresOWS">2) Cash flow is king: Take a close look at the numbers and ensure that the rental income will cover your expenses, giving you some extra padding for unexpected repairs or vacancies.  </span></p>
<p class="m-0"><span id="moresOWS">3) The appreciation factor: If cash flow is king, let's call appreciation (the long-term value of a property) "queen." When checking out a property, look into the historical and projected appreciation rates of the zip code and neighborhood to see what it might be worth down the road. </span></p>
<p class="m-0"><span id="moresOWS">4) The 1% rule: Experienced investors say the monthly rent should ideally be at least 1% of the purchase price. For example, if you're eyeing a property worth $200,000, aim for a monthly rent of $2,000. </span></p>
<p class="m-0"><span></span></p>
<p class="m-0"><span id="moresOWS">Remember, these are just guidelines, so do your due diligence and consult with experts in your area. The more information you gather, the more confident you'll feel in your decision-making process. <p class="m-0"><span>If you're a homeowner, it's important to take steps to p</span><span id="morebrCc">repare your home for the cold weather. By following a few simple tips, you can save yourself money and headaches down the road.</span></p>

<p class="m-0"><span id="morebrCc">Follow these tips to prepare your home for winter:</span></p>

<p class="m-0"><span id="morebrCc">1) Inspect your roof and gutters. Make sure there are no holes or leaks in your roof and that your gutters are clean and free of debris. Try using a telescoping gutter wand to keep the job quick and easy. </span></p>
<p class="m-0"><span id="morebrCc">2) Check your heating system. Have your HVAC system inspected and cleaned by a qualified professional ahead of winter temperatures. </span></p>
<p class="m-0"><span id="morebrCc">3) Check your smoke detectors and carbon monoxide detectors. Make sure that they are working properly and that the batteries are fresh. </span></p>
<p class="m-0"><span id="morebrCc">4) Insulate your home. Make sure your attic and walls are properly insulated. This will help to keep your home warm and reduce your energy bills. </span></p>

<p class="m-0"><span id="morebrCc">8) Winterize your deck and patio. Protect patio furniture with weatherproof covers or, better yet, store it away in a garage or shed. If you have a wooden deck, apply a fresh coat of sealant. </span></p>
<p class="m-0"><span id="morebrCc">9) Plan for power outages. Make sure your emergency supplies are accessible and that you have a way to heat the house and prepare food without electricity.</span></p>
