1. You Don't Need a Massive Renovation

Before you price out a $30,000 kitchen remodel, take a breath.

In many cases, a deep clean, fresh paint, decluttering, and light staging deliver far more return than big renovations. Buyers want clean, bright, and move-in ready not perfection.

Strategic prep beats expensive upgrades almost every time.


2. Pricing It Right on Day One Matters More Than Anything

A well-priced home at launch nearly always nets more than a home that starts high and chases the market down with reductions.

Why?

Because momentum matters.

Once buyers see multiple price drops, they assume something's wrong and suddenly your leverage disappears.

Strong pricing from the start creates urgency. Urgency creates competition. Competition protects your bottom line.


3. Your First 72 Hours Are Critical
